MCRE FAQ
Mitch Coles Real Estate, Inc.

Common Questions. Direct Answers.

No fluff, no runaround. Here is what most people ask before engaging with the MCRE platform — across acquisitions, hard money lending, investment, and everything in between.

The Platform

About MCRE

About the Platform
MCRE is a founder-led, multi-strategy real estate platform headquartered in Charlotte, NC and Philadelphia, PA. The firm operates across acquisitions, investor strategy, private capital deployment, brokerage partnerships, hard money lending, and investor education — all under one integrated platform with direct founder involvement at every level.
No. MCRE is a real estate investment company and platform, not a licensed brokerage. We operate as principal buyers and investors. For clients who need licensed brokerage representation, we connect them with our integrated brokerage partner, Lativia Myers of Coldwell Banker Realty.
Our headquarters markets are Charlotte, NC and Philadelphia, PA, with active reach across the Carolinas and an expanding national partner network. Our hard money lending and investor services extend to select markets — submit an inquiry and we will confirm whether your target market is within our current footprint.

Acquisitions

Selling Your Property

In most cases, we can close in 7–14 days. If your situation requires more time, we work around your timeline — not ours. Because we operate with our own capital and are not dependent on bank financing or third-party approvals, we move when you are ready.
No. MCRE acquires properties in any condition — fire damage, foundation issues, deferred maintenance, code violations, and everything in between. You sell as-is. We handle everything after closing.
None. No agent commissions, no hidden fees, no closing cost surprises. The offer presented is what you receive. We cover standard closing costs on our end — the number we give you is the number you walk away with.
We acquire single-family homes, multi-family properties, vacant land, and distressed properties across our active markets. Condition and situation are never barriers to a real conversation.

Lending

Hard Money Lending

Explore Lending Services
MCRE offers hard money and asset-based lending for fix-and-flip projects, rental property acquisitions, bridge financing, and new construction. All loans are short-term and structured around the investment opportunity — not a generic bank model.
Most qualifying transactions close within 7–14 business days of a complete application. Speed depends on the complexity of the deal and how quickly documentation is provided. When timing is the deal, we prioritize moving fast.
Asset-based lending means the primary underwriting focus is on the property value — specifically the After Repair Value (ARV) — rather than the borrower's credit score or income history. This makes hard money accessible to investors who need speed and flexibility that traditional banks cannot provide.
We typically work with loan amounts starting at $50,000. Loan-to-value ratios of up to 90% are available on qualifying deals. Larger or more complex transactions are evaluated on a case-by-case basis.
We are asset-based lenders first. While credit is reviewed, the primary underwriting focus is on the property value, the deal structure, and the borrower's experience. Strong deal fundamentals matter more than a perfect credit profile.
We work with investors at various experience levels. New investors may be subject to additional requirements or more conservative leverage points, but we are happy to have a direct conversation about your deal and situation. Submit an inquiry through the Lending page to get started.
Hard money is a broad term for short-term, asset-based private lending. Bridge financing is a specific use case — short-term capital that bridges the gap between acquisition and permanent financing or sale. All bridge loans are a form of hard money, but not all hard money loans are bridge loans. MCRE offers both.

Yes. Mitch works directly with a select group of new and emerging investors through one-on-one consulting and mentorship. This is not a packaged course or a program — it is direct access to a real operator with a real track record. Reach out through the contact page to start the conversation.
Reach out through our contact page and select "Strategic Partner" as your inquiry type. MCRE works with agents, wholesalers, title companies, attorneys, and aligned real estate professionals on an ongoing basis — as part of an integrated platform, not a one-off referral arrangement.
